    A real estate agent is an indispensable partner in both the home buying and selling process. To get started, we will meet to talk about your home and the many resources I can offer to help you accomplish your real estate goals. If you’re ready to move forward, we will sign a listing agreement.

    To determine an accurate list price that will help you achieve the most lucrative and time-efficient sale, I will perform a Comparative Market Analysis (CMA) with @properties Christie’s International Real Estate’ proprietary Digital CMA. Using real-time data from the local Multiple Listing Service (MLS), this technology evaluates comparable properties relative to your home sale, taking into account variables like location, property features, market conditions, and other criteria.

    Now is the time to declutter and get organized so your home will be in tip-top shape for photos, open houses, and showings. Many homes also benefit from staging, which can be as simple as rearranging a few pieces of furniture or as elaborate as hiring a professional stager.

    Today, first showings occur online, and making the best first impression of your home includes digital marketing resources like professional photography, an interactive floor plan, a virtual walkthrough, and a listing video. I will work with you on scheduling appointments. Additionally, I will provide a customized marketing plan that is tailored to your home. @properties Christie’s International Real Estate offers a variety of award-winning marketing programs that showcase your home before the largest audience of potential buyers.

    @properties Christie’s International Real Estate can deliver thousands of eyeballs via exclusive pre-market apps such as the agent @pp and Zenlist. More exposure means more page views and showing requests, and that ultimately helps yield a shorter market time and higher sales price.

     

    Unless noted otherwise, your property will go on the local MLS and will automatically be distributed to a number of real estate websites such as Zillow, Trulia, and Realtor.com.

    In many real estate transactions, there is a fair amount of negotiation—offers and counteroffers —before both parties are satisfied. As soon as we receive an offer, I will present it to you and advise you on the best course of action.

    Once you accept an offer, the buyer will submit an initial earnest money deposit to be held by @properties Christie’s International Real Estate in an escrow account. This secures the contract until closing and demonstrates that the buyer is serious about the transaction.

    The Attorney Review period allows attorneys for both the buyer and the seller to review the contract and negotiate modifications. Buyers can also request repairs that arise out of the home inspection, which generally happens during the same timeframe. The purchase agreement will specify how many days each party has for the attorney review.

    If the buyer is obtaining bank financing, the bank will order an appraisal, which is an opinion of your home’s value. Unlike a CMA, an appraisal is performed by a licensed appraiser who must follow a number of established guidelines.

    The final walkthrough allows the buyer to examine your home to make sure it is in the same condition it was in when they agreed to purchase it. This typically occurs after you have moved your belongings out of the home, at a specified time before the closing.

    During the closing, all of the necessary paperwork is completed, closing costs are paid, and ownership changes hands. I will work closely with you and the other parties to ensure everything is in place for a smooth and efficient closing. Sellers generally do not attend the closing.
